Pretty much every data point is supporting the notion of a housing recession or depression.
And it's now breaking through on values in many markets and locations, but still nationally it hasn't.
And that national aspect is causing people to still kind of maybe disbelieve that we're in a housing market downturn.
But folks, every data point pretty much is supporting it.
We just need to see more sellers convert to higher rate mortgages.
And if we did have a recession, it would actually cause it to probably hasten in terms of the downturn.
But I actually think to put a bow on it, think like now's a great time if you live in some of these Sunbelt states to get out there and make offers.

Great being here with you, Adam.
谢谢,Nick。
Thanks, Nick.
So I'd like to have you on regularly to give people an update on how you see the housing market.
You track it incredibly closely, and folks will see, I'm sure, throughout this conversation, the amazing data that you use for your analysis, but the amazing tool that you've used, you've created in the Revenger app to help everybody look at data and determine what's happening on in the housing market.
I sense this discussion is going to be reinforcement of some things we've talked about a fair amount in your past appearances, but also introducing some new observations as well.
So a little bit of old, a little bit of new.
Let's just start at the very high end, though.
What's your characterization of The U.
美国。
S.
Housing market right now?
The housing market is mired now in its fourth year of a demand depression.
The amount of sales and mortgage applications to buy houses are at now lower levels than the 2008 downturn.
So, you know, just stop and think about that, right?
哇。
Wow.
Fewer people are buying homes today than in 2008, 2009 when you look at pending sales, mortgage purchase applications, and when you look at existing sales.
对。
So Yeah.
We have more people.
We have a bigger population.
We have stock market at all time highs.
Everybody's employed for the most part.
这真是
That's
没错。
That's right.
So in that last recession in 08/09, the unemployment rate hit 10%.
The unemployment rate today is in the low 4% range, yet the demand is actually lower today.
And it's a good point.
When you adjust for the population in the housing stock, this is actually the the worst period we've ever had for demand in U.
History when you combine how much the sales have dropped and now how long it's lasted.
But on top of that, it's now getting even worse in late twenty twenty six.
The higher mortgage rates of the couple months and the still high prices are resulting in even lower demand.
Mortgage purchase applications are down 15% year over year through the middle of October, and now inventory is really starting to rise in many markets as well.
Supply on The U.
Housing market is almost back to pre pandemic levels nationally.
And in the South and West in The U.
S, it's at a ten year high.
So this is no longer just like that locked up housing market that everyone said, oh, no one's going to sell their homes because they have the 3% rates.
No.
There's plenty of supply on the market today if you're in the South and West in The U.
美国。
S.
If you're in the Northeast, there's still a shortage, and now values are really starting to drop in a lot of different areas.
好的。
All right.
So let's take that last point you just said.
So I guess what's different now from some of your previous appearances is we're really starting to see supply come online.
Are prices coming down commensurately?
I I think at a national average level, I'm not sure they have yet.
Am I wrong?
You're correct.
National home prices have not dropped.
They're roughly flat year over year according to Zillow, up by about 1% according to the NAR.
But those national averages include areas like the Northeast and Midwest where there's still a shortage.
When you start focusing on the areas where supply has gone up most, prices have dropped.
And in some areas, values are down over double digits.
If you don't mind, Adam, I'm just going to show my screen right now for your audience so they could see the markets where values have actually dropped the most over the last four years.
We're talking double digit declines in some of these large housing markets.
In Austin, Texas, values are down 27% already in the last four years.
Punta Gorda, Florida and Southwest Florida down 22%.
Cape Coral, Fort Myers down 17%.
North Port Sarasota down 15%.
New Orleans down 12%.
Phoenix down 11%.
San Antonio, Boulder, Naples, Stockton, Denver down 9% already on values.
I expect many of these here in the nine percent range will be 10% soon.
So we're gonna have quite a few large markets at double digit declines already, and then you could see there's other markets here as well where values are already dropping.
We got Boise, Idaho down 7.6%, Dallas, Texas, down 7.4%, Sacramento, Tampa, Seattle, Las Vegas.
So this is becoming more broad based in terms of where the values are dropping, and those are just kind of averages per se.
When I look in these markets and I travel to all these markets, I was just in Vegas.
I was just in Dallas.
I was just in Florida.
I'm finding houses down often 100,000 to 200,000 in value from their peak sale price.
Sellers actually taking 6 figure losses is what I am finding over the last couple months.
So those anecdotes are causing me to believe that some of those average and aggregate statistics are going to worsen in those markets, which, of course, is gonna be good if you're a home buyer.
对。
Yep.
All right.
Gosh.
First off, I'm not sure if I should how affronted I should be that you were in Las Vegas, but you didn't pop up to visit me in Reno, but we're going to have to address that off air.
好的。
Okay.
So big picture, those were drops over the past four years.
And so big picture question for you, Nick, is everything you just walked through, are you trying to make the point that these price corrections we're seeing in markets like those are a preview of coming attractions to more and more markets?
Or is it, hey, yeah, it's been a rough four years, but those markets are going to start healing soon.
And the rest of the housing market, if you haven't been hit yet, you're probably going to be just fine.
Well, I think the first thing I'm trying to do is establish the fact and the reality that home values are dropping.
A lot of people out there seem to think somehow that home prices aren't dropping.
They look at that national average, and they completely miss the picture that's going on in roughly half of The US.
So, I would just want your audience to understand that home values are dropping and will continue to drop in many markets in The US which is good news if you are a buyer and investor.
This is the most opportunity we have seen probably in the last ten to fifteen years in the housing market.
I was on your, show last time I told your audience about how I just purchased a house at a 160,000 off 2023 price, a 110,000 off 2021 price.
That was a 25 to 35% reduction from what previous owners bought it for.
I'm finding more and more of that.
And if you find the right seller in this market, in these Sunbelt and Western towns, you would be surprised at how good a deal you can get if you're willing to come in lower than list on your offer.
好的。
Okay.
And, you know, real estate is local.
So obviously, the experience in Atlanta is going be very different than the experience in San Francisco.
That was one of the really nice things that I noted in your last appearance when you shared your home buying journey there, that it does seem like in a growing number of markets, is starting to tilt to become a buyer's market after years and years of basically aspiring homebuyers feeling like they've just been priced out.
I guess my question to you is, what do you see as the key trends going forward?
Again, is it that the market you mentioned plus other markets are going get drawn into that vortex and things are going to start to tilt even better in terms of buyers' favor?
Or is it you're going to have some parts of the country maybe recovering while other parts start weakening?
Yeah, well, you're right to point that out, Adam, about the bifurcation in the market in different cities.
It's not as if prices are dropping everywhere.
There's certain areas where prices are booming right now.
One of those areas would be San Francisco County.
In San Francisco County, values are up 15% year over year.
Values in Fairfield County, Connecticut are up close to double digits.
In Westchester County, New York.
They're up close to double digits.
And even in New York City, they're starting to have a turnaround.
So it does depend on where you are.
But I think broadly speaking, look, if you have home sales on the national housing market worse than 2008
是的。
Yep.
And you have mortgage applications down 16% year over year, which are a precursor to future home sales.
And then you have national inventory now within 5% of its 2019 level.
It's very reasonable to assume that there will just be a national slowing in prices.
It will spread to more areas.
I think that's a very reasonable conclusion in our 2027 price forecast that Reventure is starting to show that.
好的。
Okay.
So, you know, it's driving San Francisco and New York largely the AI boom.
In San Francisco, it's all the employees of the technology companies.
In the New York area, it's all the financial guys that make their money off of the related stocks.
So tell me if this analogy seems accurate to kind of how you look at the housing market right now.
It's kind of like approaching twilight, where it's getting dimmer and dimmer, but you can see a couple of stars out there.
Is that sort of how you look at The US landscape now, where there are a couple of markets that are really booming, and those are the stars.
But for the general part of the country, you expect kind of a continued dimming for the foreseeable future?
If you don't mind, maybe I could just pop in and show some of your audience our forecasts for next year.
Sure.
Actually, where we think prices are heading.
These forecasts are objective.
We look at the supply on the market.
We look at inventory, days on market, price cut rate, home price appreciation momentum.
We source this data from sources like Zillow and realtor.com, and we spin that into a 2027 price forecast.
And you could see here we have this through September 2027 at this point, and you could see our forecast in different markets.
The bluer the area, the lower the forecast, right?
And so, our lowest forecast is in Washington State.
Washington is really slowed the last year.
Inventory in Washington's through the roof.
Inventory in Seattle through the roof.
We're forecasting prices in Washington are going to drop six.
7% in the next twelve months.
So, if you're a home buyer there, that's good news.
Of course, there's regional differences.
You're going want to click into what's going on in your city and your zip code but Washington is our number one market for where we're forecasting a correction in the next twelve months.
Colorado is number two, minus 6%.
Huge inventory pile up in Colorado.
We have a ten to fifteen year high end supply just as demand is dropping.
I actually just want to click into this for a second.
It's actually shocking folks when you click into the inventory in a state like Colorado.
Look at this graph, how high supply is now on the market.
It's more than tripled, almost tripled in the last five years.
34,000 homes on the market in Colorado in September.
Normally there's only 22,000.
So think about that.
Inventory is up.
What is that?
Close to 50% more than average, right?
At the same time, sales volume is now at the lowest level in twelve years.
哇。
Wow.
So is that kind of like a Wile E.
Coyote moment then, where he's run off the cliff, but gravity hasn't kicked in yet?
So you've got inventory going way up here, but sales haven't responded yet?
You know, well, think it's an affordability issue, Adam.
If I look at
Well, price would be gravity there, which
would Yeah, mean you'd I believe at lower in Denver, and I look at a metric called mortgage payment as a percentage of income.
Much local people in Denver need to spend on buying a house mortgage tax insurance.
It's still 40% of their income.
So yeah, median income in Denver is 117,000 that's strong, but the prices are still too high.
They've only dropped 9% in the last four years.
Mortgage payment still 40% of gross income in Denver.
The long term average is 33%.
So and after the last crash, it was 23% of income needed to buy a house in Denver.
So we're still just not even there on the affordability.
And I think that's what a lot of people miss in the market.
There's still this narrative about, like, people say supply is low.
That is not true.
Supply is not low in Colorado.
Supply is not low in Washington, Tennessee, Texas, or Florida, Arizona.
Supply is through the roof in those markets, and demand is not coming back with higher supply.
And this is the thing that I think is befuddling a lot of so called real estate experts, a lot of realtors.
I call them the real estate mafia.
These people who try to dominate the housing market narrative and spin these narratives which are fundamentally untrue.
They try to tell us, oh, the only reason demand is low is because inventory is low.
Fast forwarded late twenty twenty six.
Inventory is skyrocketing and demand keeps dropping.
What does that tell you?
Prices are too high.
Mortgage rates, they're actually just more back to a normal level of 7%.
You combine that with sky high prices.
People can't afford it.
Throw in an insecure white collar job market where people are scared of getting laid off, and you have record low home sales as more and more sellers are hitting the market.
Now what is interesting, though, Adam, is that many sellers in Colorado or Washington or Tennessee where I am right now, they still don't know this.
So a lot of these sellers are still listing into the market completely...
I wanna say completely unaware.
I think they kinda know it's slowed, but they don't know to the extent that it's slowed.
Like they don't know often.
It's the lowest sale since '8.
They don't know.
It's the highest supply since 2012.
And so when in many of these sellers go to list, they're still listing as if like they can get the price from four years ago.
And that's where there's a bit of friction in the market.
And that's where there's like a slower adjustment in prices than maybe we would all want.
This many sellers unfortunately are like a horse that needs to be led to water and they got to start drinking it.
And some sellers aren't ready.
Other sellers are ready.
And the longer a seller has been listed on the market and the more they've cut the price, that's more telling you as a buyer that they're willing to make a deal.
好的。
Okay.
And this is sort of I'm going to combine two analogies here.
But this is sort of a minute about the Wally coyote coyote moment, which is you can't really have these things persist for too long without something having to break.
And in this case, it's going to be prices, right?
You have super low demand.
You've got very high and rising inventory.
Home prices can't stay where they are in that type of scenario.
And as you said, they're kind of like horses.
You can lead them to water, but you can't necessarily force them to drink yet.
The way I think this is going to go and I'm not the housing expert you are.
So, I want to get your your feedback on this is it'll be one of those slowly and then all at once type of things.
So, let's use your your horses and water analogy, right?
There's a limited amount of water.
You brought horses to it.
They're turning up their noses at it because it's for whatever reason.
But then the minute a horse starts drinking from that pond, pretty soon the other horses are going to say, well, shoot, if I don't start drinking, there's going to be nothing left when I'm thirsty.
And then they all rush to it and then the water goes away really quickly.
Is that going be the kind of deal here where everyone's going to try to get the $20.22 price, but once people start seeing their neighbors listing their house for 10% less, 15% less, they're going to start saying, woah, geez, I better list my home pretty soon because the prices might go down even further.
And I don't want to wait too long so that by the time I list my house, it's down 20%, 25%.
So do you expect it to kind of be almost like a dam breaking event like that?
Depends.
If we have an economic recession, yes.
Like if we have an economic recession and the stock market corrects, definitely.
That will pierce the delusion very quickly in a lot of these sellers' minds.
However, short of that, I think the market's gonna be more like a slow grind down.
Because what I'm noticing in these neighborhoods, Adam, where I find these houses that are down $102,100,000 in value, What I'm actually noticing is that some of these other people are selling homes in the same neighborhood at values like 80,000 higher than the same house, which is listed at 80,000 lower.
And I think the level of delusion among sellers is so high that they could even have a couple houses on their street that close at 100,000 less.
They'll still list at 80,000 to 100,000 higher because it it just doesn't compute for them.
It's like they think like no denial.
This is denied.
不。
No.
Here's how they think.
They think, oh, I have a 3% mortgage rate.
They think that they're, like, often the greatest person in the world because they have a 3% mortgage rate.
And they had this idea of what their neighbors sold for four years ago, and then they baked into their mind how much equity and what their net worth was.
To get them to move off that number just simply requires, like, pain.
It requires pain, and it requires the pain of their house being listed on the market for months and months and months.
不。
Nope.
No one torn in the open house offer a 100,000 lower.
They rejected contingent buyer drops out have to relist.
That's the only thing that's gonna grind down a lot of these sellers.
So I think my base case for 2027 is that we're still gonna see this grind down where it really depends on the seller.
If the seller bought with a 7% mortgage rate or 6% mortgage rate in the last four years, they're gonna be so much more likely to list their house realistically because they don't view their mortgage payment as some additional asset.
If the seller still has a 3% mortgage payment, they could still be in delusion another couple years.
Now their stranglehold on the market is not the same as it was four years ago.
Like there's not plenty of 6% plus mortgage rate owners.
There's more 6% plus rate owners than sub 3% owners.
I remember you were on six months ago or so and showed that we've crossed the inflection point.
Maybe it was a little bit later than that.
But there was a period where we had more 3% or less mortgage holders than everyone else.
But now they're the minority.
They're the minority.
And I actually want to click into this for your audience, Adam, because I actually think this is a really important thing to understand.
Because, again, this is one of these prevailing housing market narratives that people just consistently get wrong.
So this graph is showing the share of existing mortgage holders data from Fannie Mae who have a 6% or higher rate versus a sub 3% rate.
So the sub 3% share was 25% in March 2022.
Whereas only 7% had a 6% or higher rate.
This was like peak mortgage rate lock in.
Yeah, you had over three times more sub 3% rates.
Fast forward to 2026.
It's flipped.
There's now more 6% plus rates than sub 3% rates.
This is as of second quarter twenty twenty six.
Like, I'm...
This is gonna accelerate even more into the future with rates going up.
对。
Yep.
So so this is just fundamentally shifted.
Like, these sub 3% rate owners do not have the same leverage and control.
What's even more interesting is if you break this out by state.
There's huge differences by state.
So if I go to Florida, look at what happens.
In Florida, there's twenty five percent six plus rate owners, only 15% sub three.
Almost twice as many.
没错。
Exactly.
If I go to Tennessee, look at that.
Almost 27% of the mortgage holders in Tennessee as of q two are 27% have a 6% rate or higher.
Only 16% have a 3% rate or lower.
If I go to Texas, much the same.
These Sunbelt states have a much lower mortgage rate lock in effect, much higher share mortgage holders above 6%.
Now if I go to California, watch what happens.
哇。
Whoop.
Graph completely flips.
California has 27% of mortgage holders below a 3% rate, only above a 6% rate.
One reason why I think California has been slower to correct, especially Southern California.
You do have a more ingrained mortgage rate lock in effect there.
However, no matter where you are, the simple reality is this.
Thirty year fixed mortgage rate today is 7.5%, 7.4%.
The longer this lasts, the more of existing owners will trade in to the higher mortgage rate.
And so every day...
We know mathematically speaking, every day that passes every month, every quarter, the low mortgage rate owners will have incrementally less leverage over the market.
And the market will start reacting more to what I consider market clearing prices as more of these higher rate owners sell.
That doesn't mean, though, still that there won't be individual low rate owners who are completely disconnected and try to list their house for a 100,000 more than it's actually worth.
You're still going to see that.
And I think the only thing that would completely obliterate that in this current market is a recession and stock market correction, which could happen at some point.
But I think even in my base case, we're we're still projecting values to drop.
And, you know, I could just also click back here to the...
For our forecast for 2027 so your audience can understand, you know, what we're forecasting in our base case, which does not assume a recession.
There's no recession assumed here, right?
We talked about Colorado.
We have Utah down 4.9% the next twelve months.
Arizona down 4.6.
Tennessee down 5.9.
Texas down 4.3.
Florida actually has tightened a little bit.
Florida, we're only forecasting a minus 3% decline, but we...
In certain areas in Florida, it's a bit of a bloodbath.
The resilience in the market's really in the Northeast.
We have Connecticut at a plus 5.9% forecast, Illinois at a plus 5.3, New York at a plus 3.1, New Jersey at a plus 3.4.
And if we click into the county level, you can see we're actually really bullish on a lot of areas around New York City.
A lot of suburbs around New York City.
We have six to 7% forecasts over the next twelve months.
So, it does it does depend on where you are in terms of where prices are going and the way we evaluate this, Adam, is we look at the recent appreciation, days on market, inventory, and price cuts in those specific markets down to the county, down to the zip code, right?
Because those are the metrics that tell you the supply and demand.
So, Albany, New York, up five.
Five percent.
Someone in Albany watching this would be like, what are you talking about?
There's a housing downturn.
So, it does still depend on your area but again, mortgage applications down 16% year over year, existing sales at 2,008 lows.
I think most areas will continue trending lower.
好的。
Okay.
And sorry, I just got to ask you because it caught my eye there.
I think one of, if not the strongest state you had there on your outlook, was Illinois.
What's driving that?
Yeah, it's really fascinating, right?
So if we go to Illinois, look at all this red.
When you see the red on the re venture map, that means positive forecast when you're looking at our one year price.
I mean, look at Chicago.
Cook County, Chicago, up 6.1% is our forecast in the next twelve months.
Lake County to the North, up 7.4.
DuPage County to the West, up 6.1.
We have really strong forecast in Chicago.
Also We have really strong forecast in Central To Southern Illinois across the entire state.
You know, we're forecasting
Is is this a sign of, like, a resurgence in manufacturing, or is it something else?
So I think there's a couple different things going on.
I do think there is a bit of an improvement.
Like if we look at the migration, if we look at the migration in domestic migration into Illinois.
Now Illinois always loses people.
But look what happened in 2025.
It only it only lost 40,000 people, which is the best performance in thirty five years.
And so the way a market like Illinois works is like they don't build any homes really.
So if we look at the building permits in Illinois, you could see only 18,000 building permits as a percentage of the housing stock.
It's only 0.33% building permit percentage.
That's extremely low.
That's literally almost one fifth the level of Florida.
Florida builds almost five times more homes relative to its housing stock than Illinois.
And all these areas in the Northeast Midwest, they just don't really build enough housing.
Illinois towards the bottom.
Illinois actually might be last.
Let's see.
Second to last after Alaska.
So Illinois builds almost no homes.
So then when you see when you see a tightening in their migration back almost to even, that actually provides a lot of like tightening to the market.
And so it's not like Illinois is a boom town now, but they're not really losing people anymore, and they still don't build any homes, and there's just overall inflation in the economy, and that's flowing through to Illinois' housing market.
And, oh, yeah, it's actually not that overvalued.
We only have Illinois at 3.9% overvalued because the prices are actually still pretty fundamentally linked to the income.
So it's not an overvalued market.
They don't build homes, and the migration is not good or great, but it's no longer bad.
And that's It's as bad.
Less bad.
And that's the cocktail.
And I just wanna actually zoom in.
Like, because I think some of your audience might be skeptical.
I just wanna zoom in on, like, what's already happened near Chicago.
Like, on the North Side Of Chicago already, look at this.
Price is up 12 and a half percent the last twelve months already.
So this is...
I think this is maybe near, like, Wrigleyville.
Like like, this is values already up double digits.
好的。
Okay.
This is not even...
This is not speculative at this point, and we think it's gonna continue because, Adam, there just is no...
There's almost no inventory.
If we look at the Chicago Metro, look at this.
We're at 40,000 homes for sale September 2019.
Now we're only at 16,000.
I mean, there is actually legitimate shortage in Chicago.
I'll give the housing market mainstream narrative that Chicago does have a legitimate shortage.
And so long as inventory is that low, prices are gonna go up.
And so it does really depend on where you are.
I think
And sorry to interject, but you you and I talked about this before we turned on the camera.
You have a theory, and we...
We've sort of intimated it here a couple of times, but this seems to be a really good example of it, that you're saying that there's an agglomeration force going on right now across The U.
美国。
S.
Economy, and it's increasing the pull and value of living in large cities with high education levels and extensive professional networks.
So I just want you to expound on that, because I think this is the right time.
Yeah, thank you, Adam.
I think this is the biggest trend in housing that absolutely no one is talking about, right?
Still the mainstream in housing still talks about people moving to Texas and Florida and, like, Tennessee.
It's like, that's over.
That's done.
That was the twenty tens.
That was the initial pandemic.
We are now in a phase where people are no longer moving to those Sunbelt states in the same way, and they're now being drawn back to what I call the legacy tier one markets.
New York, Chicago, San Fran.
Those are the only real, like, hot housing markets in The U.
Right now, the metro areas around those areas.
And why?
Well, those areas have universities.
They have fortune 500 companies.
They have an immense level of education.
And when you think about what's happening to the economy with AI, it's a complete sea change.
Like, especially in tech finance, marketing, and HR, what worked three years ago no longer works today.
And people are having to reinvent how they do business in tech finance and marketing.
And so if you're, if you're having to reinvent how you do business using AI tools, the value of being around other people who are smart and doing it at the exact same time is immense.
Additionally, AI is like the counterweight to remote work.
So you know how, like, remote work started in the 2010s and then boom during the pandemic.
And it was a lot of people in finance, tech, and marketing, and HR who took those remote work jobs from those big cities and moved all across the country.
Well, now AI tools can do many of those jobs.
And if you're someone who works in one of those industries and has a singular role, like you are just a software developer or you are just a copywriter or you're just a graphic designer or you're just a financial analyst, AI can do a lot of those jobs.
And so I think we're also seeing just a lower remote work.
And if someone wants to be competitive and they wanna actually get their foot in the door in tech finance and marketing, you have to go to these big cities to do it right now.
Can I just interject?
Because this is such an interesting point, and I was thinking to this when you were talking earlier.
It is like the anti COVID trend.
In COVID, when remote work exploded, it was very much a like, smell you later, you know, corporate boss.
Like, I'm...
We're we're leaving these crowded cities.
I'm gonna go live out in the countryside, in the mountain towns.
It's gonna be...
I'm I'm I'm gonna live in a place I really wanna live.
I can still do my job.
And everybody was basically predicting the death of cities, right?
Oh, well, the real estate market's going to crater in all these cities because nobody has to live in them anymore.
And then, you know, a year or two, two plus years ago, we started having the kind of reluctant pull of back to the office.
And now, maybe I don't have the bargaining power I thought I did during COVID.
Now my boss is making me go back to the office.
What a jerk.
And you started to see some percentage of folks who were doing remote work get pulled back to the cities.
But now it seems to be like a stampede into the cities.
Like, please, can I come into the office, sir?
I want to either learn and participate in this massive AI renaissance that's going on, like you said, Nick, Or like, I just want to show my face around the office and not get fired because I'm so afraid AI will take my job.
It's such a different narrative about the fate of cities and the real estate in cities than you and I were talking about five years ago.
A 100%.
I think it's...
你看。
Look.
I'm not trying to say remote work is gone.
It's not gone.
In in certain layers of the economy, it's still here.
But the flows have certainly changed.
The flows have changed.
没错。
Exactly.
And the flows changing is completely changing housing markets.
And just to support this point, I wanna show some data on rents.
This is data from RealPage.
Top markets for apartment rent growth.
And why I look...
Like looking at apartment rent growth is because it's kind of like...
It's even more real time than for sale inventory and home prices.
You know, there's all these other factors that affect home prices, right?
Like the seller denial and all this, but rents are rents, right?
Like in San Francisco, Metro rents are up 14% year over year for apartments.
I mean, what does that tell you?
That tells you there's intense demand to be there right now.
it's San Jose.
It's up 9%.
Interestingly, Virginia Beach is up 6.5.
Oakland's up 6.1.
Clearly, the Bay Area is an upper echelon tier above everywhere else.
Interesting in Milwaukee is up 4.5, but then you got New York up 4% and then Chicago up 2.8% West Palm Beach is up 3.5 and you got Cleveland and Detroit rounding out the top 10.
So what do you got there?
You got Detroit, Cleveland, Chicago, Milwaukee for Midwest markets.
You got New York and then you got three Bay Area markets.
So you have eight, what I would call Legacy markets that are all Fortune 500 Centric metros.
Now, if we look at the metros with the most Fortune 500 companies, this is also data from real page.
I mean, York is just literally lapping the field, New York Metro.
Everyone loves to talk about all the companies left New York, right?
No, There's still 49 Fortune 500 companies headquartered in the New York Metro.
There's 30 in Chicago.
26 in Houston, 21 in San Jose, 20 in DC, 19 in Dallas, 15 in Minneapolis, interestingly.
15 in Atlanta, 14 in San Francisco, 14 in Boston.
So I I just...
If you wanna know what's actually happening with migration in the economy, look at this list on Fortune 500 companies.
Look at this list on rents.
Now, where are rents dropping?
We talk about where rents are going up.
Where are rents dropping?
San Antonio, Denver, Charlotte, Tampa, Houston, Phoenix, Nashville, Fort Worth, Dallas, Austin.
Rents are dropping in all of those pandemic remote work towns.
One thing we do want to discuss is they're still building a lot of supply in these markets to with big annual inventory growth.
That higher supply is intersecting with just a lot like a lower relative advantage that these markets have compared to the pandemic.
And, you know, it's really interesting.
And I think if, you know, you're a home buyer or seller or investor, this is a trend you gotta understand.
Because I think this is coming for the housing market.
It's already happening, but I think it's coming for the housing market the next five to seven years.
And I think we're gonna really see a different list of winners and losers the next decade in real estate than we had the previous decade.
好的。
Alright.
Kind of getting back to how things were during COVID.
I lived in the Bay Area until recently, and there were stories two and a half, three years ago there of major office buildings selling for a song.
Big hotels basically selling for a song, just massive losses for the sellers.
And obviously, now that that seems really quickly reversed, I don't know if you want to do it, Nick, but before we hopped on here, we were looking at just some pricing and availability in New York.
You were looking at just like what's going on with hotel rates there right now.
There's so many signs there, as you said.
Like, it's just totally booming right now, and I'm not sure everybody quite realizes this.
And I don't know.
I don't know how long this is going to last.
Maybe in two, three years, we'll be talking about how everybody left the cities I I don't get the sense that you think that's necessarily the most likely outcome, but but it definitely seems from what you're seeing in all your data is that these...
Back to use my analogy of of twilight with with the stars coming out.
These sort of star bright cities are serving as beacons for tons of industry and tons of people who want jobs.
They're leaving the rest of the country to come to these very dense, very job dense areas.
Yeah, absolutely.
And yeah, just to give your audience a little personal anecdote, I have a trip to New York planned this week.
And I've been trying to get to New York for the last three weeks, and I couldn't because I would open up my Marriott app and try to book a hotel.
And I I was shocked at how expensive the hotels were and still are.
I'm actually having I'm staying outside the city because I was just like, this is insane right now.
There's, know, the whole, these are the hotel rates in Manhattan.
Again, it's just so important to understand.
There's so much of the traditional real estate industry tries to dump on New York, Chicago, and still even San Francisco at times.
But when you see hotel rates like this, you're you just say to yourself, what's going on?
Courtyard by Marriott, 3.7 out of five, eight ninety eight a night, October twenty seventh to twenty ninth.
You cannot find, you know, I typically stay with Marriott.
You cannot find a Marriott hotel for less than like $700
And yeah, and I see several lift that are more than 1,000 a night on that
more than 1,000 the West and eight fifty seven Residence Inn eight ninety nine.
Residence Inn
That's a residence in is a extended stay hotel where people typically stay like five days, $8.99 a night Courtyard by Marriott Midtown $8.81 a night.
This is absolutely unbelievable.
And I actually think Adam New York.
I had to pick one Market to buy in right now, it would be New York City.
It would be Manhattan specifically.
Does Manhattan actually went through a pretty big real estate correction the last ten years?
Prices in Manhattan dropped about 10% from 2016 to 2026.
It's still expensive.
One point two, one point three million to buy the typical condo or townhouse.
However, when you look at the multiples of prices to rents and hotel rates in Manhattan, it's absurd.
It's actually one of the most historically undervalued markets right now.
Manhattan real estate, which, you know, the average person real estate would would would never know.
对。
No.
That's crazy.
And you you showed me a stat.
I wonder if you can pull up.
It was the multiple of, I guess, prices in in Manhattan to kind of average prices across the country.
I'll I'll...
I'll show that right now.
这个……
It it...
This is fascinating.
This is...
This graph is taking a look at the Manhattan to U.
Home value multiple in the last thirty years.
And you could see in 2015 was like the peak of New York City and Manhattan.
The typical Manhattan value is close to 1,330,000 Absurd.
While the typical US value is 187,000.
So, basically, like, New York did not get impacted by the last housing downturn, really.
But then something interesting started happening.
Like, New York's value started, like, stagnating and then dropping during the pandemic.
New York did drop during the pandemic as did San Francisco while the rest of The US went up.
Now the multiple of Manhattan to US real estate is 3.41, which is half what it was in the twenty tens and is at the lowest level since 2000.
And so to me, this is further proof of just the value in New York City real estate right now and I personally would not be surprised if we could be on the precipice of a boom in Manhattan over the next couple years.
And these...
When when New York City booms, you could see it it can go nuts because they don't have any housing and the inventory is really low and there's so many Fortune 500 companies, so many tech companies there.
It can go nuts for a long time.
Can go...
Mean, fifteen plus years.
没错。
Exactly.
It can go nuts for a long time.
And I wouldn't be surprised if on...
We're on the precipice of that.
And just to further support it.
Like, you have...
Like, apartments in New York, like studio apartments in New York, which, again, I think for some viewers, this might be hard to relate to, but I just kinda wanna frame it so everyone understands.
Studio apartment for $3.99.
I know a lot of people would say, oh, that's crazy.
HOA 1,300 a month for the co op.
That includes taxes.
It's about $6.50 for taxes, $6.50 for maintenance.
If you scroll down, you look at the Zillow value history.
Down 23% the last five years.
Zestimate
Rental Zestimate, 3,900 a month.
The value to rent ratio in New York is actually great.
It's almost at the 1% rule.
Many of these co ops and condos I'm finding in New York, meaning you could get close to a 10 to 11% gross rental yield, 6% plus cap rate on some of these, which you can't get in most parts of America right now.
Can, but you can get it in Manhattan in an area with crazy long term appreciation potential.
Of course, there's political risk, right?
You know, you have mom, dummy as mayor, you have pretty liberal left leaning City Council that who knows what kind of rules they install in the future.
Have a pieta tear tax right now.
Only applies to people who have owned pied a terres over 1,000,000 and over 5,000,000.
Maybe they advance that in the future.
Maybe they do other things.
But just the fundamentals on rental rates, of hotel rates, office leasing versus prices all says Manhattan, New York City is the best deal in The U.
对。
S.
好的。
Okay.
I just want ask this question because I asked it to you earlier, but I just want to be fair.
To your knowledge, is there a risk like there is in Florida where condo prices are super cheap, but there's a ton of delayed maintenance and massive HOA fees that you got to pay?
Or is it a better deal, truly, in Manhattan, as best you can tell?
Well, for sure, that's a risk.
And anyone who ever buys a condo or co op or townhome, you should do huge amount of due diligence on the homeowners association, on the reserves of the building, on the property, get a property condition, the most recent property condition assessment.
They should know what that is, the listing agent.
Review it.
Look at the reserve schedule, the immediate repair schedule.
You could use AI tools to help you kind of like go through all that if you don't quite understand it but you want to make sure that the reserves are funded.
You want to look at the balance sheet of the building and make sure they have plenty of money in cash reserves to cover future costs.
And you want to ask, you know, are there any upcoming major renovations?
The property condition assessment will help you understand that.
You want to look out for, like, is there some big thing?
Like, are they going have to replace the chiller, the water system, or the heating and cooling system in the entire building or something?
You want to look out for that.
But short of that, you can kind of diligence around that.
And if you could target the right building with good reserves, you can protect yourself a little bit from those surprise assessments.
But with the data you're seeing on these condos in Manhattan, it seems like it's pretty broadly distributed.
It's not like, oh, there's a great price here in this building, and that might be because the building has a lot of problems.
This is kind of a general trend.
What I kind of took from all your data was that, you know, if you're ever dreaming of having a little, yeah, you know, apartment in Manhattan to go to, or you thought you might wanna live there, this may actually really be a good time to buy in, given the general real estate cycle of the city.
我……
I...
呃……
Old...
Adam, you're totally right.
And just just to show your audience, like, the hard data, it it is the entire island of Manhattan.
You could see New York County is down 12% in value according to Zillow value estimates the last twelve year...
十年。
Ten years.
In real terms, that means Manhattan is down 51% when you adjust for inflation.
Inflation's been 39.3 in that span.
So it was minus 11 nominally.
Adjusted for inflation, Manhattan's minus 51.
The only other markets are even closer like in Louisiana.
Interestingly, DC is minus 26% inflation adjusted.
The Bronx is minus 27%.
In San Francisco actually is minus 10%.
That's even with the boom going on in San Francisco.
Prices up 14%.
So I also think San Francisco is still fairly undervalued where you'd wanna watch out for folks are at the other end of those this list.
You know, the counties with the highest inflation adjusted appreciation.
They could have some more downside.
We see some areas actually in Tennessee, some areas in Utah, some areas in New York, Upstate New York and Indiana, as well as Washington.
Wow, okay.
Alright, so just starting to wrap this together.
We have transactions, basically, debt is a doornail.
We have inventory in more and more markets rising.
It sounds like in most of those areas, you think the thing that's going to have to give is prices.
So in a growing number of areas, expect softening prices going forward, probably in a downward grind, like you said.
Unless there's a recession, it's probably not going to be a big waterfall.
It's going to be like a downward grind.
So we're kind of back to my analogy of twilight across the housing market with a couple of really bright cities standing out as stars.
They're going to continue to keep hoovering up demand, and those should do quite well for the foreseeable future, as best you can tell.
But not to kind of still beat on the rest of the country that's dimming.
In addition to just normalizing from all the distortions of COVID, there also is kind of a date with destiny that that the country has in general.
That's a demographic one.
And you and I have talked about this in the past but I'd love for you to give your your your updated thoughts on it.
And what I'm talking about here folks is is the great boomer die off.
I can't think of a really better way to say it.
A kinder way to say it.
But we're just going to have a big chunk of the population that are going to be going off to the nursing home or the cemetery and that inventory is going to come on market and in a lot of cases, the heirs are just going to want to sell it and split split the proceeds.
At the same time, our birth rate is basically the lowest it's been.
And for the time being, at least, we've shut off at least the illegal immigration inflows into the country.
We'll see what's going to happen going forward with legal immigration.
So we do seem to have this demographic time bomb ahead of us.
And I've talked to a couple of different housing analysts, Nick, and I can't remember where you stand on here, so maybe you can clarify.
I've been talking about this with them for a long time.
And more and more of them are saying, hey, I don't think that time bomb's going off in ten years.
I think we're already starting to begin to see the initial results of it.
They're just going to get more pronounced as we go along from here.
What is your latest thinking on all this?
So the demographic cliff is one that we've already stepped off.
And I don't think there's any going back, at least from the next twenty years.
And this is something that's gonna dramatically reshape the housing market, already is reshaping the housing market, and I don't think it can be stopped.
And those two trends intersecting that you discussed, lower births, higher deaths.
Simple math.
Our organic population growth is slowing to the lowest level we've ever seen.
By 2033, 2034, we at Reventure are forecasting there will be more deaths than births in The U.
美国。
S.
We're not even that far off from that.
When that happens, you're going to see more supply on the market.
You're going to see lower demand.
But in fact, we're already seeing that happen, right?
Because births have been going down the last twenty years, which means fewer families looking to buy homes.
The big thing, though, I I I just don't think a lot of people understand that I wanna show you is, first of all, how...
To your point, the mainstream housing market is now admitting this.
This was an article from Bloomberg from July.
Low birth rate risks creating U.
Housing glut over coming decade.
I was kind of like shocked to see this, on Bloomberg, and they're actually talking about a new white paper from the Mortgage Bankers Association.
The Mortgage Bankers Association is that trade association that represents mortgage brokers.
They say starting in two thousand and thirty deaths in The U.
美国
S.
Will outnumber births.
Wow, and this is to
be clear to folks, the MBA, they're they, it's always sunny in the housing market people, right?
Well, I don't know for sure.
Know, I, you know, I haven't paid too much attention to their white papers before, but certainly this white paper is not an always sunny.
Yeah, it's look at this.
If construction remains elevated supply growth could outpace demand growth pushing home prices lower.
This is the Mortgage Bankers Association saying this.
So this isn't, you know, this is not just some fringe housing market analysis anymore.
This is happening in the mainstream.
But what I think what I want your users and viewers to pay attention to Adam is this graph, right?
The birth rate, the green line, which is basically we calculated revenge or simply birth divided by population.
In 1991, it was 1.64%.
So we grew our population 1.64 through births, and we lost 0.85% through deaths.
So we had a big gap, which was a positive.
This was organic population growth, right?
But then look at this.
Since then, you're to see the birth rate dropping, dropping and dropping, and that's due for a couple different reasons.
There's lower fertility.
The fertility rate of women, 18 to 45 or 50 is dropped precipitously.
But in addition, there's also just aging.
Aging is occurring.
We have more people over the age of 65 and over the age of 75 than we ever have.
So naturally the growth rate will slow.
And we think by 2034, the death rate will cross the birth rate, which is going to completely shift the housing.
I mean, that's going to change everything in the economy too.
I mean, that's only seven years away.
That's why underscore, it's not even a decade away.
不。
No.
And by the way, the Mortgage Bankers Association saying it's 2030.
So the Mortgage Bankers Association saying it's almost like three years away.
And the other thing I want everyone to understand because like again, I think people are they started hearing this narrative five to seven years ago, and then prices kept going up, so they discount it.
But we are in the midst of it, and it will just accelerate the next five to ten years.
And how you know why is this graph?
This graph is comparing the number of 75 year olds in The US, the red line, to the number of fifty five to sixty four year olds.
So this is comparing the age of 75, which is basically aging in place, right?
To fifty five to sixty four, which is early to mid retirement.
看看……
Look at...
Let's start with the early to mid retirement.
Look at what happened from 2000 to 2020.
The share of fifty five to sixty four year olds in The U.
,
S.
Skyrocketed.
Why?
That was due to the baby boomers entering their early to mid retirement years.
So it went from 8.6% of the population to 13.1.
However, now look at what's happening.
The share of fifty five to sixty four year olds is dropping As the baby boomers now shift to 75.
So there's going to be two forces squeezing here.
One is you have 75 plus exploding.
Already started going up, and it is literally going to go vertical over the next ten years to by 2035, 12% of the population will be 75.
Once you start getting to over 75, the mortality rates each year just surge and surge and surge.
and there's no getting around that again.
People like to say, oh longer life expectancies like, okay.
Yeah, there's somewhat longer that is not going to outweigh this shift.
Once you start, especially getting to 80, 85, the mortality rates in a given year skyrocket.
And you'll just have people, you'll have the people who bought homes here aging out here.
The people who bought homes 2000 to 2020 are gonna age out 2020, or let's just say 2025 to 2040.
So but so that's a that's a that's a headwind on the housing market in two ways.
One is higher supply from this red line,
Also lower demand from the blue line, especially in retirement destinations.
This is the other big story.
I see no one talking about.
Like, some people know about the supply wave that's coming, but it will also be paired with a demand collapse because the baby boomers were the biggest generation in history.
So they were the biggest early to mid retirement just generation ever.
Gen X is about 20% smaller than baby boomers.
Meaning there's going to be 20% fewer early to mid retirement homebuyers over the next ten to fifteen years than there were in the last ten to fifteen years.
Just as the people who bought in the previous ten to fifteen years are going to start aging out of their homes.
So what I think this means is that you have these like retirement destinations in Florida, Arizona, South Carolina, even parts of Tennessee.
Watch out folks over the next fifteen years in these markets.
It's just the aging.
The age demographic suggested that it's almost I can't say it's a guarantee.
No one totally knows.
But I I find it hard to believe it wouldn't be a guarantee that we would see higher supply.
In these markets.
And it becomes a question of who are you gonna sell to?
If there's 100% of you that want to sell, but only 80 buyers potentially who can show up, 20% of people are just going to be out of luck.
It's just not going to be demand.
Which is another great point, right?
So the counterargument to this is like, oh, well, no, there's all these Gen Zs and Millennials who want to buy and they'll just mop up all of the inventory.
And that's incorrect in two ways.
First of all, yes, your point regionally.
So we actually just added data on this three venture app.
I think a lot of your viewers would enjoy this data.
It's very important.
We're looking at the share of 75 plus homeowners by state.
Like, so how many of the homeowners are over the age of 75?
And you can see Where the old people?
That's what this says.
Where are the old people who own homes?
It's Florida, 18.7%.
Actually, Hawaii is number one, 21.5%.
Watch out in Hawaii.
Hawaii, Florida, Arizona, right?
And now some people like to say like, oh, Florida's always been old.
Not like this.
Twenty years ago is only 15.3%.
Wow, homeowners.
It's 19.
This aging trend is impacting every...
It's like shifted the demographic scope everywhere.
Now, what do people then say in response?
And by the way, if we click into Florida, certain metros are just really like Naples, 29% of homeowners today are over the 75.
Gosh, like one third almost Northport, Sarasota Port, St.
Lucie, Sebastian.
I mean, out in these markets in Florida, the next ten, fifteen years.
It's one reason why I'm bearish on Florida.
Like I, there's the initial correction happening, but I don't see how Florida Dodges, particularly these retirement destinations in Florida Dodge this demographic freight train.
But look at what we did, Adam.
We added a metric comparing the share of 75 plus owners to twenty five to forty four year old renters.
